Dream home vs. first home

We had a big weekend. Sam and I spoke with a lender to get pre-approval for a mortgage and start the home-buying process. Exciting, right?! Actually, I had been dreading this day, not because I didn't want to buy a house. We have been over apartment living for going on two years. However, even though Sam and I have been putting all of our discretionary income into a house account, I never felt like we had enough to break into the market. Thankfully, we compiled all of the information on our assets (income for the past two years) and liabilities (credit cards and student loan debt) and discussed our options with our lender and we're actually in a pretty good place to get started.  Phew.  I must say that after we spoke with our lender, I feel better about our chances of being in our first home this year. I don't think we'll find our dream house (detached single family home inside the beltway) given our budget, but we may find our first home (three-level townhouse near the beltway) that will at least make it easier to get into our dream home 5-10 years from now. Hopefully, our realtor will get us as close to our dream home as possible.

We reached our to our realtor, Ann, and she set us up with a daily email with listings that fit our budget and our needs and so the home-buying process starts. There are a lot of townhouses and single family homes centered around Burke and Springfield, VA, which is further outside of DC than we wanted, but maybe that is what we can afford. Only time will tell.  We just need to remind ourselves that playing house like adults means constantly re-evaluating our expectations and hoping for the best
